WHAT
HAPPENS ONCE THE PERMIT APPLICATION IS FILED?
When
you file a building permit application, the application and required
documentation (as described above) are verified as entirely complete,
date stamped as received and fees collected. PLEASE NOTE: The Building
Department is required to review and take action on applications
within 30 days or receipt
so, plan accordingly.
REVIEW
PROCESS
Permit
applications to be reviewed are placed in the order of acceptance.
The review process is on a first-come, first-served basis. The permit
application, along with associated paperwork, is reviewed to ensure
compliance with the provisions of the State Building Code and the
Zoning Bylaw.
The
average time to review a permit application and plans is approximately
1 to 2 weeks. The length of time to review is subject to change,
depending on peak construction times.
The
reason for the review process prior to permit issuance is to address
any questions and/or problems that may arise during the construction.
It is much easier to resolve questions/items on paper before the
permit is issued, than to make costly changes in the field.
PERMIT
ISSUED
Once
the permit application and other documentation is reviewed, the
applicant will receive a phone call from a staff person informing
them that the permit has been issued and is ready for pick up, OR
in rare cases, the permit is denied. In some instances, we require
more information before issuing the permit. If this is the case,
the sooner we receive the requested information the sooner your
permit will be issued.
PICK-UP
PERMIT & PLANS
Once
the applicant receives notification the permit is approved, immediately
pick up the permit along with the associated paperwork (plans, etc.)
in the Building Department. You may now begin the project.
POSTING
PERMIT
The
approved permit must be posted at the construction site in a conspicuous
place, along with the approved plans. The plans & permit card
must be accessible during regular business hours, so the appropriate
inspector can sign or make comments on the permit card.
INSPECTIONS
- STRICTLY ENFORCED
Once
the permit is issued, a series of inspections are required during
the construction process. ONLY, the applicant (e.g., General Contractor)
may request inspections. It is imperative that the required inspections
are strictly adhered to at the required times.

ELECTRICAL
PERMITS
An
application for an electrical permit must be submitted when there
is any installation of electric conductors and equipment within
or on public and private buildings or structures. The licensed electrician
generally applies for the applications; however, an unlicensed homeowner
(single family unit) may apply for a permit to perform/and install
electrical equipment. The unlicensed homeowner must submit with
the application a drawing, illustrate how the work is to be done;
size of wires, power source (size and location), location of equipment
(i.e., appliances, fixtures, switches, outlets, etc.).
PLUMBING
PERMITS
Plumbing
permits shall be applied for and issued to licensed plumber only.
An
application for a plumbing permit must be submitted when there is
any work to be performed on a water supply and distribution pipes;
plumbing fixtures and traps; soil, waste and vent pipes; building
sanitary and storm drains, including their respective connections,
devices, and appurtenances to their connection, with any point of
public disposal or other acceptable terminal within the property
line.
GAS
PERMITS
Gas
permits shall be applied for and issued to licensed gasfitters and
licensed plumber only.
An
application for a gas permit must be submitted when there is any
work performed on appliances, fixtures, cooking units, heating or
decorative units, that uses or consumes natural gas, manufactured
gas, liquefied petroleum (LP) gas in the vapor phase only, liquefied
petroleum gas-air mixtures, and mixtures of these gases, plus gas-air
mixtures within the flammable range, with the fuel gas or the flammable
range, with the fuel gas or the flammable component of a mixture
being a commercially distributed product.
24-HOUR
NOTICE
All
requests for inspections, by the applicant, must be called in to
the Building Department with a minimum of a 24 hours notice.
Once
the inspector has signed off on particular phase of construction,
only then, is the applicant permitted to continue with the next
phase of the project.
